By accessing or using Sane Host ("the Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, you may not use the Service.

These Terms constitute a legally binding agreement between you and Sane Host regarding your use of the Service.

2. Description of Service

Sane Host is a rental property management platform that provides:

Calendar aggregation from platforms like Airbnb, VRBO, and Google Calendar
SMS and email notifications for booking reminders
Guest message generation tools
Cleaning schedule management and sharing
Integration with third-party services such as KeyCafe for key management

3. Service Limitations

The Service is provided "as is" and "as available." We do not guarantee:

Uninterrupted or error-free operation of the Service
Accuracy or completeness of calendar data imported from third-party platforms
Delivery of SMS or email notifications (which depend on third-party providers)
Compatibility with all devices or browsers

4. Subscription Terms

Sane Host offers both free and paid subscription plans. By subscribing to a paid plan, you agree to the following:

Auto-Renewal: Paid subscriptions automatically renew at the end of each billing period (monthly or annually) unless cancelled before the renewal date.
Billing: You authorize us to charge your payment method on file for recurring subscription fees.
Price Changes: We may change subscription prices with 30 days' notice. Changes will apply at your next renewal date.
Currency: All prices are in Canadian Dollars (CAD) unless otherwise specified.

5. Cancellation and Refund Policy

Cancellation: You may cancel your subscription at any time through your account settings or by contacting us. Cancellation takes effect at the end of your current billing period.

Refunds:

Monthly plans: No refunds for partial months. You retain access until the end of your billing period.
Annual plans: 14-day money-back guarantee from the date of purchase. After 14 days, no refunds for unused time.
Refund requests should be submitted to our support team.

6. User Responsibilities and Acceptable Use

You agree to:

Provide accurate and complete information when creating your account
Maintain the security of your account credentials
Use the Service only for lawful purposes related to managing rental properties
Not share your account with others or allow unauthorized access
Comply with all applicable laws and regulations

You agree NOT to:

Use the Service to send spam or unsolicited messages
Attempt to gain unauthorized access to the Service or its systems
Interfere with or disrupt the Service or servers
Use automated systems to access the Service without permission
Resell or redistribute the Service without authorization

7. Intellectual Property Rights

The Service, including its original content, features, and functionality, is owned by Sane Host and is protected by international copyright, trademark, and other intellectual property laws.

You retain ownership of any data you input into the Service. By using the Service, you grant us a limited license to use, store, and process your data solely for the purpose of providing the Service.

8. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, SANE HOST AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR:

Any indirect, incidental, special, consequential, or punitive damages
Loss of profits, revenue, data, or business opportunities
Damages arising from missed bookings, notifications, or cleanings
Any damages exceeding the amount you paid to us in the 12 months preceding the claim

This limitation applies regardless of the theory of liability and even if we have been advised of the possibility of such damages.

9. Termination

We may terminate or suspend your account and access to the Service immediately, without prior notice, for any reason, including:

Breach of these Terms
Fraudulent or illegal activity
Non-payment of subscription fees
Extended period of inactivity

Upon termination, your right to use the Service will cease immediately. You may export your data before termination by contacting support.

10. Changes to Terms

We reserve the right to modify these Terms at any time. We will notify you of material changes by posting the updated Terms on this page and updating the "Last Updated" date. Your continued use of the Service after changes constitutes acceptance of the modified Terms.

11. Governing Law and Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of the Province of British Columbia, Canada, without regard to its conflict of law provisions.

Any disputes arising from these Terms or the Service shall be resolved in the courts located in Vancouver, British Columbia, Canada, and you consent to the personal jurisdiction of such courts.
