Everything Sane unlocks, and how to use it.
Sane is the plan most hosts pick: $12 CAD/month (or $99/year), built for hosts running two or three properties. This page walks through every feature it adds over Free — what it does, what actually changes, and where to click to turn it on. Prefer the short version? See the pricing page.
More properties
1 → 3Each property in Sane Host gets its own calendars, cleaning schedule, message templates, and address details — one place per real-world rental.
Free covers 1 property. Sane raises that to 3, so a host with a couple of listings can see every check-in, check-out, and cleaning on one dashboard instead of juggling tabs.
Open the dashboard and add a property — paste the calendar link from Airbnb or VRBO and Sane Host fills in the rest. Each property you add starts syncing right away.
More calendar links
2 → 6A calendar link is an iCal feed from Airbnb, VRBO, or Google Calendar. Sane Host merges every feed you connect into one schedule and flags double-bookings across them.
Free includes 2 calendar links; Sane includes 6. That is enough to list each property on both Airbnb and VRBO and still catch conflicts between the two — the most common reason hosts get double-booked.
Open a property and add another calendar to it. The help articles below show exactly where each platform hides its export link.
Magic links for cleaners
1 → 3A magic link is a private URL that shows your cleaner their schedule — which places to clean, when, and for whom — with no account, no app, and no login. Cleaners are always free; you pay once, they just open a link.
Free includes 1 active magic link. Sane includes 3, so you can give each cleaner their own link scoped to the properties they actually clean — and revoke one without disturbing the others.
Go to Magic Links in the dashboard, pick which properties the link covers, and send it to your cleaner by text or email. Add their contact info and Sane Host notifies them when the schedule changes.
Calendar sync every 30 minutes
Twice daily → Every 30 minSane Host pulls fresh bookings from your connected calendars automatically — new reservations, cancellations, and date changes show up without you touching anything.
On Free, calendars refresh twice a day. On Sane, they refresh every 30 minutes — a last-minute booking reaches your dashboard, your reminders, and your cleaner’s schedule within half an hour instead of the next morning.
Nothing to set up — the faster cadence switches on with the plan. You can watch sync activity (and trigger a manual sync) on the Sync page.
SMS reminders
NewText-message versions of your morning and evening agenda: who checks in today, who checks out, what needs cleaning. Email reminders are on every plan; SMS puts the same list in your pocket.
Free is email-only. Sane adds SMS to your phone on days when something actually needs doing — no texts on empty days.
Add your mobile number in Settings and confirm you want texts. Reminder times follow the morning and evening hours you set there, in your own time zone.
Custom message templates
NewTemplates are the messages Sane Host drafts for you — welcome notes with WiFi and key details, checkout instructions, review requests. Placeholders like the guest’s name and your property’s address fill in automatically.
Free uses the built-in wording. Sane lets you rewrite every template in your own voice — per account, or per property when one place needs different instructions (a different key pickup, a quirky door code, a parking note).
Open Settings → Templates, pick a message type, and edit the text. Property-specific overrides live on each property’s page.
KeyCafe integration
NewIf your keys live in a KeyCafe smart lockbox, Sane Host creates a key access for each guest automatically — 7 days before check-in — and revokes it after checkout. The pickup code drops straight into your welcome message.
Not available on Free. On Sane, connect your KeyCafe account once per property and key handoff stops being a manual step.
You’ll need your KeyCafe API key and the key’s FOB number. The step-by-step guide below walks through both.
Inbound email parsing
NewAirbnb’s calendar feed calls every guest “Guest.” Forward your reservation-confirmed emails to a private Sane Host address and real first names attach to the right bookings — so your templates greet people by name.
Not available on Free. On Sane, each property gets its own forwarding address; set up a one-time auto-forward rule and names flow in on their own.
Enable email forwarding on the property, then add the generated address to a forwarding rule in your inbox. The guide below has screenshots for Gmail.
